Acquisition and development of urban real estate for lease

The holding of shares in the capital of Listed Real Estate Investment Companies (SOCIMI)

or in the capital of other entities not resident in Spanish territory which have the same corporate purpose as the former and which are subject to a regime similar to that established for SOCIMI in terms of the mandatory legal or statutory profit distribution policy

whose main corporate purpose is the acquisition of urban real estate for lease and which are subject to the same regime established for SOCIMIs in terms of the mandatory legal or statutory profit distribution policy and which meet the investment requirements for these companies.

The ownership of shares or stakes in “Real Estate Collective Investment Institutions”

regulated by Law 35/2003, of 4 November, on “Instituciones de Inversión Colectiva”, or any regulation that may replace it in the future. In addition, together with the economic activity derived from the main corporate purpose, the Company may carry on other ancillary activities, understood as those which, taken as a whole, represent less than 20% of the income of the Company in each tax period or those which may be considered ancillary in accordance with the law applicable from time to time. The activities included in the corporate purpose may be carried on, in whole or in part, indirectly, through holdings in other companies with an identical or similar purpose.

As such ASTICKSO XXI SOCIMI, S.A.U, does not have any real estate asset in property, but is the sole owner of 3 different SUB-SOCIMIs, 2 of which have a real estate asset in property:

CASTONDO XXI S.L.

It has an asset in c/Lerida 32-34 (Madrid) in property

JAESURE S.L.

Owns an asset at c/Retama 3 (Madrid)

INVESTORS

ASTICKSO XXI SOCIMI, S.A.U, is 100% owned by an Italian Sicaf called “AREEF 2 SICAF S.p.A.”. As of December 31, 2022, the share capital of ASTICKSO XXI SOCIMI, S.A.U, amounts to €5,000,000 and is represented by 5.000.000 fully subscribed and paid-up shares of 1 euro par value each, all of the same class, giving their holders the same rights. 100% of the share capital of ASTICKSO XXI SOCIMI, S.A.U is owned by AREEF 2 SICAF S.p.A.
